The following property is being offered for sale by the Glens Falls Urban Renewal Agency:

This 65 Prospect Street houses sits on 0.24 acres. The building is in average condition with two covered porches, a new boiler, updated window and bath and newer roof. There are two kitchens. The property was recently appraised for $109,000.


The property is currently zoned R-1B, Single Family Medium-Density Residential. In its current condition it is a 2-family with an apartment on each floor. There is no record of approval of a zoning change on this property allowing it to be a 2-family and there is only one electric meter on the house. The Urban Renewal Agency must disclose to a potential buyer of this discrepancy and that a Use Variance would be needed if the buyer wants to have the building as a 2-family residential. If not, nothing would have to be done.

If you are interested you must complete the entire Proposed Developer’s Statement and be sure to include your Proposed Acquisition Price. In order to be considered, the Preferred Developer’s Statement must be completed, signed and dated. Once you have completed the Preferred Developer’s Statement please mail, email or drop off your proposal to the City of Glens Falls, Attn: Bob Curtis, City Clerk, 42 Ridge Street, Glens Falls, NY 12801. HURRY – the Deadline for receipt of applications, without exception, is Thursday, October 24, 2019.
